What's Included in a Steel Mini Storage Building Package (and What You'll Source Separately)

When you're comparing steel mini storage building quotes, the number at the bottom matters less than what's behind it. Two quotes that look 15% apart can be quoting different scopes, and the gap often shows up later as a line item you didn't budget for. Knowing what a building package typically includes, and what falls to you, lets you compare quotes accurately and plan your real project cost.

What a Duro Storage Package Includes

A standard Duro Storage package is a pre-engineered kit. Every component is designed for your building size and job-site location, then shipped ready to assemble.

Structure and framing
• 16-gauge red oxide primed steel framing
• Framed door openings, built as heavy-duty bolted steel
• 1/2" wedge anchors for fastening to the slab

Roof, wall and partition panels
• 26-gauge Galvalume roof panels
• 26-gauge painted wall panels
• 29-gauge Galvalume partition panels that divide the building into units
• Standard trim: eave and rake trim, plus door jamb and header trim, in 26-gauge painted steel

Doors
• Roll-up doors for the unit openings. Door size is specified to clear the compartment you want

Drawings and documentation
• A complete custom set of erection drawings for your building
• At least two sets of permit drawings, which your building department reviews as part of your permit application

Warranty
• A lifetime limited paint warranty and a 25-year substrate warranty on the panels

Design loads for wind, snow and seismic conditions are set from your job-site location, so the engineering matches your local code requirements.

What's Not Included

This is where budgets get surprised. A building package is the building. The following fall outside it and need to be planned and priced separately.

Installation. Duro Storage ships the building unassembled. Erection of the building, and installation of the doors and accessories, is handled by others: your own crew, a general contractor, or an erection company. Get erection quotes early, because labor rates and availability vary by region and can shift your timeline.

Foundation and site work. The concrete slab, grading, drainage, paving, and utilities are your responsibility. These can represent a large share of total project cost, so they deserve their own line in your budget.

Permit application. Duro Storage provides the permit drawings, but you or your contractor apply for the permit with your local building department and pay the fees.

Options and add-ons. Insulation, additional accessories, and anything beyond the standard package are quoted separately. If a feature isn't in the quote, assume it isn't included and ask.

Facility components. Gates, access control, cameras, lighting, signage, and an office building are separate from the storage buildings themselves.

Freight and delivery logistics. Confirm how delivery is quoted and what you need on site to receive the shipment. Packages are designed to nest and stack for efficient shipping, but you'll still need a plan for unloading and secure storage of materials before erection.

Questions to Ask Every Supplier

Use the same checklist across quotes so you're comparing the same things:

1. What gauge are the roof, wall and partition panels?
2. Are doors included, and at what size?
3. Are erection drawings and permit drawings included, and how many sets?
4. How are design loads determined, and who confirms them?
5. What do the paint and substrate warranties cover, and for how long?
6. What's the lead time from order to delivery?
7. What does the quote assume about foundation, anchors, and site conditions?

Why This Matters for Your Budget

A common planning mistake is to take the building price, add a rough number for "construction," and call it the project cost. A more reliable approach is to build the budget in layers: building package, foundation and site work, erection labor, permits and fees, facility components, and a contingency. Each layer has a different source and a different level of certainty, and separating them keeps one soft number from hiding inside a firm one.

The Bottom Line

The building package covers the structure, panels, doors, and engineering documents. Erection, foundation, site work, and permit filing sit with you. If you quote the same scope across suppliers and budget each layer on its own, your comparisons will hold up when the project moves from planning to construction.
